It’s doubtful that there is anyone in the world who really enjoys a clogged sink. It’s a hassle for everyone, especially in a rental property. It’s inconvenient for the tenants and the landlord. Tenants typically don’t want to call the landlord to come fix things unless it’s crucial and landlords are busy people as well. There are simple steps that landlords can relate to their renters to prevent clogs from happening.

Use Discretion with What You’re Pouring down the Drain

It may sound obvious or even silly, but it’s good to remind your tenants to take a step back and consider if what they might pour down the drain will be harmful or not. Even if the home is equipped with a garbage disposal this doesn’t mean that everything should be fair game for the sink.

Grease in particular can be harmful to your sink. Consider using a used coffee or soup can to store grease in and then dispose of it properly. Coffee grounds can also be pretty detrimental. Making sure food is properly scrapped off into the trash and not your sink will help as well. Consider investing in a strainer fitted for your drain will catch any food you might miss. A $5 or $10 strainer is a far better price compared to the cost or time put into plumbing.

Use Enzyme / Drain Cleaner

Even if it doesn’t seem like there are issues with your sink yet, providing tenants with an enzyme cleaner to pour through the drain on a regular basis. Enzyme cleaners are great as a preventative measure, but if there are signs that the sink might actually be getting clogged a thicker liquid drain cleaner will be better suited for the job. Making either or both of these a staple in your tenants home and encouraging them to use it on a  monthly routine will greatly liken the lessen the  chances of a clogged sink. For those on a tight budget, even asking the tenants to pour a pot of boiling water down the sink once a month can prove effective on removing gunk in your pipes.

Pay Attention to Warning Signs

Even if you’ve taken the proper steps listed above, there is still a possibility that you might run into issues. If the tenant finds that the sink is not draining as quickly as it used to, make sure they know to alert you early so you can stop a larger issue before it becomes a huge problem. Some clogs can be caused by tree roots, in which case professional measures will need to be taken. While the goal is to not need to call the landlord, knowing when is the right time is important. At the first sign of a problem, tenants should call their landlord.
