Hired them to rent my house. They listed it with pictures from the listing when I bought the house 2 years ago. I put over $15,000 into the house and DelVal didn't even bother to take the time to take new pictures or ask me for up to date pictures. The use old pictures from the listing when I bought the house. Very unprofessional company!!!

If I could give 0 stars, I would. This company bought the building I lived in halfway through my lease.
When I told them I was planning on not renewing, they started scheduling viewings 3 months prior to when my lease was up. I sent a letter asking if there was any way possible they could scale back viewings, because I was nervous about so many people in and out of my apartment so frequently. They did not.
One day, one of their agents let a man, who was standing outside of the building, in to see the apartment along with someone who had made an appointment. The agent had ZERO contact info, not even the name of this man, and let him in.
My laptop was STOLEN during that viewing. Kass took no responsibility and I found out the agent who showed my apartment was a sophmore in college, who would be leaving Chicago to go back to school. I had to employ a lawyer to replace the laptop and Kass only ended up paying half for it.
TERRIBLE company, incompetent staff, nightmare to deal with.

Shar Larson at AK Diversified is the most professional property manager in the Valley! She is knowledgeable in regards to the property management and our properties have never looked better. I used Prudential Property Management and they almost ran my house into the ground. They allowed a tenant to do over 35K in damages then did not back it! Since Shar took our home, it has been great and we are even making money!!! Kudos Shar! Keep up the good work!

I really can't explain what goes through people's minds. The tenant has paid his rent hopefully for a full year. Give the tenant back his deposit and change the light bulb.

WARNING- STAY AWAY!!!!!

This is one of the worst places I have ever rented from in my life and i have lived all over Texas. They will be so nice and sweet to get you to rent from them. Once you get the the place you find all of these hidden problems. They take you deposite, but don't fix anything. The place i was in was falling apart and had weird smells. Don't let the price get to you, you get what you pay for. If you fall for this company take pictures and video of everything. Take advantage of the 10 days to lease break clause in the lease when you first get there. Check carpets, windows, doors, vents, pipes, and look in the attic. Look for small wholes where mice and come in. The lease is set up to where you will pretty much pay for all the repairs you need to be done out your deposite. Don't trust anything they tell you. If a duplex, the walls are so thin it sound like the neighboors are in the room with you. Do your self a favor and just stay away from this company. They are slum lords!!!!

Hey Tony,

I chose appfolio. It is more expensive but my office manager liked it better after evaluating both so I let her make the choice as she felt more comfortable with it. I will let you know how it works.

I agree. When we make a property ready to rent all light bulbs work and the air filters are changed.
